Newer homes are not exempt. Warm kitchens, shared service gaps and deliveries can all bring cockroaches into a recently built property in Lindhurst.
It is easy to assume a recently built home has no room for pests. In practice, new-builds often have open service penetrations where pipes and cables go through walls, boxed-in ducts that nobody has sealed, and kitchens full of warm integrated appliances. Cockroaches need only a small gap and a source of food. Cardboard is a common carrier, as it is warm, dry and full of small crevices where insects and egg cases can hide.
Because the homes were built around the same time, builders' gaps can repeat along a row. We inspect the kitchen, utility space and boiler cupboard, identify the species and treat the places where insects shelter. We also point out where sealing would help, and give advice on food storage and bins as part of the free pest prevention survey. Clearing clutter from the floor of cupboards makes inspection quicker and gives them fewer places to rest.
They can arrive in boxes, furniture, appliances or from nearby homes, and warm kitchens suit them. Age of the building matters less than warmth, food and gaps. Simple records of sightings are surprisingly useful. We take account of who lives or works in the building.
That depends on your agreements and warranty, so it is worth asking the developer. We can point out the gaps that matter, and treatment deals with the insects present in the meantime. It rarely hurts to have the whole building checked.
They can arrive in deliveries, boxes or from neighbouring properties and settle where there is warmth, food and moisture.

Newly built does not mean moth-free. The holes in a cashmere scarf are made by tiny larvae, and they can arrive in a box from an older home you moved from.
Read the advice →New homes feel sealed, but small gaps round pipes, garage doors and loft hatches still let pests in. A short checklist done twice a year catches most of them.
